The development, for Central Bedfordshire Councty Council, located on the high street in the heart of Houghton Regis, recently achieved planning approval to build 168 new independent living apartments, together with associated communal facilities and retail units to serve the wider community.

As the site was partially within the local conservation area, the building incorporates the need for a modern high street building with the elegant pavilions overlooking the local village green to create a singular building that changes as you move around the site.

Within the conservation area, pitched roofs, projecting parapets, gables and bays are incorporated to create a modern interpretation of a traditionally domestic form.

Materially, a mixture of stone, light and dark brickwork, copper cladding and render make up the general palette to respond to both the function of the building and the setting in which it sits.
