Working in Partnership with B3 Liviing, Kyle Smart Associates Limited achieved Planning Consent for a prominent but restricted corner site located opposite the Hoddesdon Town Centre Conservation Area.
The scheme provides 20 new flat dwellings for older persons' independent living, consisting of one and two bedroom flats, with a communal area and facilities for the future residents of the building. The ground floor units all benefit from private gardens and patios, while the upper floors are provided with large external balconies to provide amenity spaces to each flat.
The building is of timber frame construction and is finished externally with brick, thermowood cladding and zinc feature bays and dormer windows detailed to enhance the boundary with the adjacent Conservation Area.
The flats have been designed to Lifetime Home standards, Secure By Design and incorporate a number of energy saving measures to achieve Code Level 3 of the Code For Sustainable Homes. These include roof integrated photovoltaic panels, high levels of thermal insulation, high performance windows and doors, which together with other measures have created modern and efficient housing within the town centre.
